The property, owners and corporate structure
Property profile
JOALI BEING is a private-island resort on Bodufushi in Raa Atoll, in the north of the Maldives, designed entirely around guest wellbeing. It is the second Maldivian property of the JOALI brand of Turkey’s Gürok Group: the art-immersive JOALI Maldives opened in the same atoll in 2018. JOALI BEING welcomed its first guests in November 2021 and markets itself as the first “well-living island” in the Maldives.
The inventory comprises 68 villas and residences with private pools, from one-bedroom overwater villas to four-bedroom residences. Wellbeing facilities are spread across the island: the Areka main wellbeing centre, a hydrotherapy hall, a sound-therapy pavilion, a herbology centre, movement and yoga studios, a culinary learning centre and 37 treatment rooms. No invasive treatments are performed: the company explicitly distinguishes itself from a medical spa and describes its model as prevention, lifestyle and longevity.

Owner and Gürok Group
The resort belongs to Turkey’s diversified Gürok Group (known as Gürallar until 2022). The group’s industrial core was built by Rıza Güral; the hospitality business and the JOALI brand are led by his daughter Esin Güral Argat — founder and vice-president of JOALI and deputy chair of the group’s board (since 2009). According to her, the name JOALI derives from her grandfather’s name, Ali.
The group combines manufacturing, construction and tourism. It includes the glass tableware maker LAV, the glass packaging maker GCA, the roof-tile maker Gürok Kiremit, its own construction company Lapis Yapı (contract documents of the project also use the former name Gürallar Yapı) and the Ali Bey resort chain in the Side — Manavgat area, operating for more than 30 years. Its ultra-luxury portfolio comprises three properties as of 2026.

Maldivian company and room count
According to the study, the Maldives Ministry of Tourism register of tourist facilities lists the local company Ali Bey Maldives Pvt Ltd as the island’s leaseholder and operator; the same company runs JOALI Maldives. We could not open the register entries themselves, so the company details are marked as a research estimate. research estimate, not confirmed by filings
Sources give different “room” counts, and there is a reason. Contract documents of 2017–2020 describe the project as Bodufushi Maldives Resort Hotel with 74 villas (40 beach and 34 overwater). Ministry statistics for 2018–2021 list 88 rooms and 170 beds for the island; the current register shows 85 rooms and 170 beds. The company sells 68 villas and residences. The gap comes from the licensing method: the Maldives counts bedrooms rather than buildings, and each bedroom carries two beds (85 × 2 = 170). Multi-bedroom villas and residences turn 68 physical units into 85 licensed rooms. research estimate, not confirmed by filings

Management and staff
The resort’s general manager is Graeme Freeman (previously at other resorts in the Maldives and South-East Asia). The property was launched in 2021 by general manager Özgür Cengiz. At opening, wellbeing was overseen by Melany Martinez Thomas, director of wellbeing for both JOALI resorts, with Susanne Fisch as spa and wellness manager; in 2023 the company named Magdy Abdelaty as director of wellbeing. The kitchen is led by executive chef Taylor-Jayne Shearman and executive sous chef Alexandra Martin.
The company cites more than 60 wellbeing experts (therapists, naturopaths, nutritionists, trainers, a herbologist). According to the study, the resort team spans 32 nationalities and 35 % of staff are women (30 % at the sister JOALI Maldives). Dedicated staff housing was built on the island. research estimate, not confirmed by filings
Supply chain
During construction the group relied on its own vertical chain. According to Esin Güral Argat, about 70 % of the investment in the Maldivian projects (materials, equipment, components) was supplied from Turkey through Lapis Yapı. The rest was sourced selectively worldwide: paving stone from Jordan, planters from Indonesia, finishing timber from Borneo, decorative glass from Italy. company data
In operation, foreign-trade declarations record 93 import shipments to the Maldivian company between January 2022 and November 2025, with a declared value of about $229k — direct purchases outside intra-group supply. The main exporting countries are Turkey, Sri Lanka and Russia. The goods reflect the island’s technical profile. research estimate, not confirmed by filings

Development, engineering and accommodation
The island and construction
Bodufushi is a natural coral island of about 14 ha (roughly 292 × 510 m). The whole JOALI cluster took about seven years of planning, construction and environmental restoration. According to the study, the main construction contract on Bodufushi ran from July 2017 to January 2020, followed by fit-out and commissioning; the pandemic pushed the opening back to November 2021. research estimate, not confirmed by filings
The study gives a total construction area of 45,600 m², while project data lists of architecture competitions give a site area of about 28,000 m². The figures are measured differently (built area with decks and pools versus site area), so we show the range. With half of the inventory on piles in the lagoon, land coverage is low and the forest in the centre of the island is kept. sources disagree

Architecture and biophilic design
The master plan and buildings were designed by architect Cüneyt Bükülmez (Atölye4N, Istanbul) and the interiors by Istanbul studio Autoban; both teams had previously worked on JOALI Maldives. Strategy, concept and design of the wellbeing offer were led by the consultancy Spa Strategy (Claire Way), and Professor Gerry Bodeker helped develop the “weightlessness” philosophy and programmes. The project was built by the group’s own general contractor.
The project follows biophilic design principles: buildings are fitted into the existing landscape, the central forest is untouched and more than a thousand coconut palms were kept. The piling contract included a duty not to damage the living reef. Arrival is marked by the Gate of Zero installation, inspired by whirling dervishes; each treatment room has its own signature sound, “tuned” to planetary frequencies and to the pavilion’s position on the island. company data
The FLOW restaurant won a Restaurant & Bar Design Award in 2022. company data
Coastal engineering
After the main works the north shore began to erode. According to the study, in 2021 a local marine and coastal engineering consultancy carried out the land-area registration, and in 2022 it prepared the concept and detailed design and a bill of quantities for additional coastal protection structures on the north side of the island. For the owner this means recurring maintenance capex on shore protection as monsoon currents change with the seasons. research estimate, not confirmed by filings
Self-sufficient infrastructure and ecology
The isolated island runs as a closed engineering system. The study credits JOALI BEING with EarthCheck Silver certification and a Green Leaf eco-label; we could confirm EarthCheck Silver only for the sister JOALI Maldives (2022), so the certification of JOALI BEING itself remains unverified. sources disagree

Accommodation
The 68 villas and residences are split between the beach and the lagoon. Project materials give 34 beach and 34 overwater villas, company press releases 33 beach and 35 overwater: the difference comes from how some residences are classed. The catalogue lists 14 villa types, which tour operators group into 11–13 rate categories. sources disagree

Total villa footprint, m²
Green bar — total area, grey — air-conditioned interior area.
A distinctive feature is the ratio of interior space to the whole private plot. One-bedroom overwater villas have 87–92 m² inside, beach villas 93–106 m² on plots of up to 646 m², and the flagship residences reach 1,700 m² in total. The study estimates that one-bedroom interiors are 25–32 % more compact than at classic resorts: space usually given to bedrooms has been moved into the island’s shared therapy spaces. research estimate, not confirmed by filings
Villa standard
Each villa has a personal butler, a “Jadugar” (Dhivehi for “skilled magician”). Standard amenities include a personalised Wellbeing Bar, meditative musical instruments, wellbeing games and personal bicycles. There are no televisions in the villas — they are provided only on request, to cut down on distraction.

Wellbeing model: spaces, team, programmes, food
Positioning
The company sets itself apart from hospital medicine and medical spas: the island focuses on prevention, lifestyle and longevity and does not perform invasive treatments. Its philosophy, The Joy of Weightlessness, rests on four pillars — Mind, Skin, Microbiome, Energy. Western functional assessment (biomechanics, cryotherapy, microbiome and scalp analysis, nutrition) is combined with Ayurveda, Traditional Chinese Medicine, naturopathy and traditional Maldivian medicine, Dhivehi Beys. company data
Since December 2024 JOALI BEING has been the Global Wellness Institute’s official partner in the Maldives and the sponsor that made the country the eleventh on the institute’s Geography of Wellness research platform.
The Four Pillars
| Pillar | Focus | Tools |
|---|---|---|
| Mind | stress, burnout, sleep and circadian rhythms | vibroacoustics, sound therapy, mindful body practices, meditation |
| Skin | skin and scalp, skin microbiome | molecular skincare, cold therapy, lymphatic marma techniques, scalp analysis |
| Microbiome | gut–brain–skin axis, digestion, immunity | circadian nutrition, enzyme support, detox protocols, abdominal massage |
| Energy | metabolism, autonomic balance, posture and biomechanics | movement analysis, functional training, cryotherapy, breathwork |
Treatment capacity and assessment
The key quantitative indicator of the island’s wellbeing development is treatment capacity relative to inventory. There are 37 treatment rooms for 68 villas according to the company, or 39 including the couples’, wet and assessment rooms in Areka (the count used by trade press at launch). That is 0.54–0.57 rooms per villa — more than one room for every two villas, which removes scheduling bottlenecks even at full occupancy. sources disagree

The guest journey starts with complimentary elements: a 30-minute wellbeing consultation for every guest, group meditation and movement classes, the sound trail and the Areka Quiet Zone (vitality pool, sauna, steam and cold rooms). Before a programme, the Integrative Lifestyle Assessment identifies the guest’s concerns around metabolism, hormones, sleep and stress.
Equipment is concentrated in CORE and Areka: the Fit 3D body scanner (body measurements, fat distribution, postural asymmetries), Intelligent Movement Analysis on the Technogym D-Wall (movement patterns, joint mobility, neuromuscular control) and a whole-body cryotherapy chamber. The De-stress, Reverse Ageing and Preventive Care programmes use FLORA scalp and hair analysis.
Ten transformational spaces
Unlike a hotel spa, the island’s wellbeing infrastructure is decentralised: ten spaces are spread across the island and tied to the forest, the beach and the lagoon.
Spaces, opening hours and equipment
| Space | Purpose | Hours and age | Equipment and modalities |
|---|---|---|---|
| AREKA | main wellbeing centre | 09:00–20:00; 12+; no Wi-Fi | two-storey complex: diagnostics, cryotherapy chamber, alternative-therapy rooms, separate men’s and women’s Quiet Zones with vitality pools, sauna, steam and cold rooms, private gardens |
| KAASHI | hydrotherapy hall | 10:00–19:00; heat experiences closed to under-16s | architecture inspired by a coconut transforming in salt water; two Watsu pools, a sensory-deprivation room (Epsom-salt floatation), Russian banya, aufguss sauna, Turkish hammam, salt-inhalation room, experience showers |
| CORE | movement and fitness | 24/7; trainers 07:00–20:00; 12+ | a 16-metre movement studio with ocean views, Technogym and wooden NOHrD equipment, Fit 3D body scanner, Technogym D-Wall biomechanics wall |
| AKTAR | herbology centre | 09:00–20:00 | created with Turkey’s Herba Farm in the spirit of a spice market: herb library, essential-oil lab, natural cosmetics workshop, herbal bar, resident herbologist |
| SEDA | sound-therapy hall | 09:00–20:00 | an enclosed pavilion in the forest; 14 specialised instruments including string beds and gongs |
| Discovery Sound Path | sound trail | open access, complimentary | a trail through the palm forest with 9 large sculptural instruments, from gongs to xylophones |
| LOTUS | pyramid pavilion | 07:00–20:00 | a sunlit yoga and pranayama studio designed to Vastu Shastra principles; full-moon ceremonies |
| Ocean Sala | overwater deck | 09:00–20:00 | an open deck over the ocean for aerial yoga and meditation |
| Culinary Learning Centre | culinary learning centre | by class schedule | an individual kitchen station for each participant and the Inspiration Room; fermentation, metabolic cooking, herbalism |
| Treatment rooms | treatment room inventory | 09:00–20:00 | 37–39 individual and specialised rooms, each with a signature sound |
Areka and CORE are open to guests aged 12 and over; some treatments require parental consent for guests under 16.
The island diagram in the study shows the layout logic: Areka and KAASHI in the centre, CORE on the shore with access to the water, AKTAR and the sound trail in the forest, LOTUS and Ocean Sala on overwater structures, the FLOW restaurant by the jetty and the engineering block (desalination, composting) inland.
Wellbeing team
The core of the team is a group of permanent resident consultants, joined by visiting practitioners who rotate by season. This combines continuous guest care (Ayurveda, naturopathy, Traditional Chinese Medicine, herbology) with short signature sessions by visiting experts. The company publishes its team itself.
Resident consultants (company data, 2026)

According to the study, the SEDA pavilion and the sound trail were designed by Aurelio Hammer; company materials do not confirm this.
Programmes
Immersion programmes are built around the four pillars after the Integrative Lifestyle Assessment and adjusted during the stay. The company currently states five to ten nights; at launch in 2021 it spoke of immersions from five nights to three weeks. The standard formats are 5, 7 and 10 nights. Treatments inside a programme cannot be swapped, but extra sessions can be added. sources disagree

The cuisine follows Earth-to-Table and Ocean-to-Table principles: traceability of every ingredient, seasonal and local produce, meals timed to circadian rhythms; menus are designed with nutritionists, and a pre-arrival dietitian consultation is available. The island is not restrictive: the list includes organic and biodynamic wines, low-ABV, low-sugar and low-calorie cocktails, alcohol-free adaptogenic Vitamingles and house-made kombucha. According to the study, functional desserts and “healthy” pizzas are kept under 250 kcal per serving.

What is known about the evidence
The company describes its model as prevention and lifestyle and does not claim to treat disease; no clinical studies of outcomes of the island’s programmes are publicly available. Individual modalities (cryotherapy, floatation, sound therapy, acupuncture, Ayurvedic treatments) are studied in the scientific literature to varying depth, but data on their effect in the format of JOALI BEING programmes is still scarce. The company does not state a medical licence in its public materials.

From adults-only to a multigenerational island
At launch in 2021 the island was sold as an adults-only retreat (14+), with children admitted only during certain holiday periods under the JOY of BEING programme. Operations exposed a contradiction: the island has two-, three- and four-bedroom residences priced from $6,706 to $22,000+ a night, and their main buyers in the Maldives are wealthy multigenerational families. research estimate, not confirmed by filings
To fill the expensive residences the resort pivoted to a multigenerational island: it added B’Kidult, a centre of about 1,000 m² for ages 4–16 (Stretch Squad kids’ yoga, Plant Pioneers botany, Potion Masters alcohol-free mixology, Trash to Treasure upcycling), with paid babysitting at about $25 an hour for children under 4. Adult guests are protected by zoning: Areka and CORE from age 12, the spa heat experiences from 16. research estimate, not confirmed by filings
Benefits for multi-bedroom villas and residences
- for stays of six nights or more: in-villa breakfast, a mind and movement class, a herbology workshop, laundry, a tea-tasting session and a VIP departure gift;
- for direct bookings: a one-time in-villa breakfast, a $100 dining credit per adult and 10 % off individual Areka treatments;
- 2026–2027 offers: advance purchase (30 days) up to 35 % off with half board, last-minute up to 28 % off with half board, a festive package 21 Dec 2026 – 10 Jan 2027 with complimentary seaplane transfers.
Taxes, charges and logistics
All rates are subject to Maldivian charges: a 10 % service charge, the tourism goods and services tax TGST (17 % since 1 July 2025, previously 16 %) and a green tax of $12 per person per night (since 1 January 2025, previously $6; children under 2 exempt). With TGST applied to the amount including the service charge, the mark-up on the bill is about 28.7 % plus green tax. The study gives a 23.2–33.2 % range, but that arithmetic does not hold.
Charges and logistics
| Item | Rate / price | Terms |
|---|---|---|
| Service charge | 10 % | on rooms, food and beverage and wellbeing |
| TGST | 17 % | since 1 July 2025 (previously 16 %) |
| Green tax | $12 / person / night | since 1 January 2025; children under 2 exempt |
| Shared seaplane return, adult | $850–1,450; typically $1,350 sources disagree | children 2–11 $470–725; under 2 free; about 40 minutes each way |
| Private seaplane charter | $12,500 per aircraft research estimate, not confirmed by filings | up to 8 passengers; alternative domestic flight and boat about $1,200 per person |
| Seaplane baggage | 25 kg (20 + 5) | excess $5.00–5.60 per kg; up to 158 cm research estimate, not confirmed by filings |
| Check-in / check-out | 14:00 / 12:00 | waiting time in the private JOALI Lounge at Velana airport |
| Flight window | daylight only | guests landing in Malé after 15:30 are advised to stay near the airport; speedboat or yacht takes 6–8 hours |
From 1 July 2026 the resort operates on its own “Island Time”, GMT+6 — an hour ahead of Malé. This widens the daylight window for daytime treatments and return seaplane logistics; operating hours and check-in and check-out times did not change.
Island Homes branded residences
In November 2024 JOALI launched Island Homes — the sale of existing beach and overwater villas and residences with one to four bedrooms and 230 to 1,700 m² of space. Prices start at $5m (about MVR 77m) per residence. JOALI keeps full management, owners are offered a rental-return plan and access to resort services. The tenure terms (long lease or otherwise) are not disclosed publicly; the study describes them as a long-term leasehold.

The study’s calculation: selling even 10–15 % of the villa inventory (7–10 of 68 units) at the entry price would give the developer $35–50m of liquidity. For comparison, budgets of new ultra-luxury island resorts in the Maldives reach $343m, while the group, by the study’s estimate, reduced its own costs through supplies from Turkey via Lapis Yapı. The model partly recycles invested capital while the operator keeps management fees and programme and food revenue. research estimate, not confirmed by filings

Observations for the developer and investor
- Concentrated wellbeing infrastructure is the main differentiating asset: ten specialised spaces and 37–39 treatment rooms for 68 villas (0.54–0.57 per villa), where Maldivian resorts usually have a handful of massage pavilions.
- Combining equipment-based biomechanics, cryotherapy, two Watsu pools, floatation, halotherapy and sound with an Ayurveda, TCM, naturopathy and herbology team sets a high entry barrier and explains the rate premium to the market.
- The group’s vertical integration (its own general contractor and supplies from Turkey) made it possible to build a top-tier asset at controlled cost. research estimate, not confirmed by filings
- The shift from adults-only to a multigenerational model with a kids’ centre and strict zoning of therapy spaces shows how the product is adapted to an inventory with expensive multi-bedroom residences.
- Selling part of the villas as branded residences recycles capital without losing operational control and may serve as a model for new wellbeing islands.
- The interior-to-plot ratio shows that space usually given to rooms can be moved to shared therapy spaces without losing rate.
Risks
Risk matrix
Coastal erosion
highA year after opening, additional coastal protection had to be designed for the north shore; recurring capex on shore protection should be built into the model. research estimate, not confirmed by filings
Tax load on the guest
mediumGreen tax rising to $12 and TGST to 17 %, together with the 10 % service charge, raise the final cost of a stay by almost a third.
Seaplane logistics
mediumFlights run in daylight only and cost up to $1,350–1,450 per person; the switch to GMT+6 “Island Time” partly widens the window.
Dependence on the top segment
mediumA 6.6× premium to the market and residences up to $22,000 a night make revenue sensitive to demand from the wealthiest families. research estimate, not confirmed by filings
Families versus quiet
lowThe family model needs strict zoning so as not to lose guests who come for quiet and programmes.
Disclosure
lowThe Maldivian company’s accounts are not published; occupancy, revenue and profitability of the property are unknown.
Data still scarce
Not disclosed: the property’s revenue, occupancy and profitability, the investment in JOALI BEING, the tenure terms of Island Homes and the number of units sold, and programme outcomes measured in guests’ health indicators. These data will be added to the study as they are published.
