This document forms an integral part of the Terms of Use and applies to all materials of the website https://medispa.pro (the "Platform"), operated by Sole proprietor (individual entrepreneur) Roman Alekseevich Kuznetsov, taxpayer number (INN) 772774368458, OGRNIP 322774600407632 (the "Operator").

1. Information purposes only

The Platform is an open beta: features, calculations, data and texts are being refined and may contain inaccuracies. All Platform materials — calculator results, financial models, the registry and map of projects, analytics, charts and downloads — are provided for information purposes only and are intended for an unlimited range of persons.

2. Not an investment recommendation

2.1. Information on the Platform is not an individual investment recommendation, and the financial instruments, projects or transactions mentioned may not match the User's financial position, investment objectives, acceptable risk and/or expected return (Article 6.1 of Federal Law No. 39-FZ of 22 April 1996 "On the Securities Market"). The Operator is not an investment adviser and does not provide investment advisory services.

2.2. The Materials are not financial, tax, legal or other professional advice, nor an offer to buy or sell any assets, nor an offer of any kind; the Platform contains no public offer to conclude any agreements other than the Terms of Use.

2.3. Before taking investment, credit, project or other decisions, the User must carry out their own analysis and, if necessary, consult relevant specialists.

3. Model calculations and forecasts

3.1. Results of the calculator and financial models (CapEx, revenue, margins, payback, occupancy, unit indicators and others) are model estimates based on assumptions, standards and averaged parameters. They are not a guarantee, promise or forecast of the actual results of any specific project.

3.2. Information about future events (opening dates, investment volumes, room counts) reflects plans and estimates as of the date of publication and may change. Actual figures may differ materially.

3.3. Indicator names, symbols and the visual style of the interface (including corporate colours and banking analytics terms) are used for descriptive purposes. The Platform is not a service of a credit institution, and the estimates shown are not a decision, opinion or rating of any bank or other organisation. The Operator is not affiliated with organisations whose style or names may be mentioned on the Platform.

4. Information about projects and third parties

4.1. Information about projects and properties is compiled from publicly available information and analytical processing. The Operator makes reasonable efforts to keep it accurate but does not guarantee its completeness, accuracy or currency. Indicator values that are not publicly disclosed are not shown and are displayed as "—"; some indicators may be calculated. Property coordinates on the map are approximate (settlement level).

4.2. Mention of a project, company, investor or operator does not imply its affiliation with the Operator, partnership, advertising or endorsement. Names and trademarks belong to their rights holders.

4.3. Revenue of legal entities. The revenue of a legal entity is shown on the Platform only where it is taken from that entity's accounting (financial) statements for a specific reporting year and access of interested persons to those statements is not restricted under Part 12, Article 18 of Federal Law No. 402-FZ of 6 December 2011 "On Accounting". Such statements cannot be made subject to a trade secret regime (Part 11, Article 13 of the same law). The figure is accompanied by the reporting year and the label "official financial statements". Model estimates and calculations of the Platform (Section 3) and indicators that do not appear in such statements do not carry this label. Totals and averages across several organisations are calculated by the Platform and are not a figure from the statements of any single organisation.

4.4. The Platform does not publish the revenue (income) of individual entrepreneurs, any other information about individuals, or figures of organisations whose statements are subject to restricted access. The Platform shows individual figures; it does not reproduce organisations' statements in full and does not copy sets of such statements.

4.5. An organisation may ask for a figure from its publicly accessible statements, or a property card, shown on the Platform to be hidden. The request is considered under the procedure set out in the corrections document (Clause 4.6). Granting such a request is the Operator's own decision and does not mean that accurate information from official statements must be removed by law. Inaccurate and outdated information is corrected or hidden.

4.6. The procedure for correcting or removing information is described in "Corrections and rights-holder requests".

5. Medical information

5.1. References to medical profiles, treatment methods, procedures and specialisations of properties are for reference only and are not medical advice, a treatment recommendation or advertising of medical services.

5.2. Contraindications apply. Consult a specialist. A decision on health-resort treatment is taken after consulting a doctor.

6. Limitation of liability

6.1. To the extent permitted by the legislation of the Russian Federation, the Operator is not liable for any direct or indirect losses, lost profits or other consequences arising from the use of, or inability to use, the Platform materials, nor for decisions taken by the User on their basis.

6.2. The Operator is not responsible for the content of third-party websites and services linked from the Platform, nor for interruptions in the operation of the Platform and third-party services (including map services).

6.3. This document does not limit the Operator's liability for intentional breach of obligations (Clause 4, Article 401 of the Civil Code of the Russian Federation) and does not limit consumer rights established by law.
