Property profile

Melea – The Health Concept is a five-star Superior hotel in the spa town of Sárvár (Vas County, western Hungary), built from scratch for preventive medicine, longevity and lifestyle change. It is adults-only (guests aged 14 and over) and combines laboratory and instrumental diagnostics, device-based therapies, a medical spa, fitness and therapeutic cuisine under one roof. The company presents it as Hungary’s first hotel built around a health concept.

The name refers to the snake’s head fritillary (Fritillaria meleagris), a flower typical of the region’s flood meadows; its five petals echo the hotel’s five-phase method. The project was prepared under the working brand MODERO Health Concept Hotel Sárvár and opened as Melea.

The hotel opened in February 2024: a reception for the town’s leadership was held on 19 February and the first guests arrived at the end of the month. The project, which received state support under the Kisfaludy tourism development programme, was formally completed on 31 May 2024. The developer, owner of the building and operator is the project company UNIONE Sárvár Kft., supported by Unione Hotel Management Kft. of the same group.

Corporate structure and licensing

Legally the hotel is a single project company. UNIONE SÁRVÁR Szállodaprojekt Kft. (UNIONE Sárvár Kft.) was registered in the early 1990s but took on its current purpose — hotel development in Sárvár — in 2007, when control passed to a Unione group company. The company owns the building, developed it and runs the hotel; its main activity code is hotel services. The hotel is listed in the national tourism register as a hotel and is a member of the national hotel and restaurant association.

Three phases of ownership

The ownership history falls into three phases. Until 2023 the project company was 100 % owned by Unione Holding Zrt., in which Sándor Scheer holds a qualified majority (at least 75 % under Hungarian law). In this phase the project received a non-repayable state grant, and the general contractor was the construction group of the same beneficiary.

In 2023, after a notification to the Hungarian competition authority (May 2023), 50 % of the shares passed to the private equity fund Central European Opportunity II Magántőkealap managed by Equilor Alapkezelő Zrt.; the fund had been registered by the central bank in February 2022. At the February 2024 opening, a press release by a BDPST group company presented Melea as a new member of the Botaniq Collection luxury umbrella brand; the business press linked the fund to the BDPST circle, while the fund manager denied that the BDPST founder holds any stake in it. sources disagree

On 6 June 2025 the fund exited by selling its 50 % to BL Proxima Invest Kft., whose beneficiary is László Boros. The new co-owner announced long-term plans: to expand the medical offer, prepare a second development phase (a wing for the rehabilitation of guests recovering from surgery) and introduce AI-supported analysis of medical data. The buyer is registered at the same Budapest address as the Unione group companies, and after the deal references to Botaniq Collection disappeared from the hotel’s communications.

Access road and the agreement with the town hospital

The hotel plot lies behind the Szent László town hospital, and access runs across former hospital land. For the road the project company bought a state-owned hospital plot; the old pathology building, a storage building and a fence on it were demolished. In January 2024 this became the subject of public debate.

The company confirmed that in 2023 it signed a tripartite agreement with the state (represented by the national asset management agency) and the hospital and undertook works worth about HUF 200m (≈ €0.5m). According to the company, the access route to the plot was set by the municipality decades ago.

  • a new pathology building for the hospital and a temporary unit until it is finished
  • partial reconstruction and modernisation of the nursing ward, including the roof (due spring 2024)
  • a 50-space staff car park under the solar park, a new gatehouse, gates and a barrier
  • a private road with lighting, fencing, utilities and landscaping

For a developer this is a typical spa-town issue: access to a plot in a sensitive urban setting is paid for with compensation works for neighbouring public infrastructure, and their cost should be budgeted from the start.

Location and market: why Sárvár

Sárvár is one of Hungary’s main thermal spa towns, in the Bük–Sárvár cluster near the Austrian border. Its traditional model is large thermal hotels and baths with a strong share of German-speaking guests. Melea deliberately does not copy the balneological format of the neighbouring thermal hotels: it bets on an intimate scale (83 rooms, no children), preventive medicine and technology-led treatments in a lakeside park.

Vienna airport132 km (≈ 100 minutes)
Budapest airport239 km

Distances to the lake, arboretum and castle are from the study.

Geography also frames the key market question: the hotel is 100 minutes from Vienna airport, and the natural audience for high-ticket medical programmes is guests from Austria, Germany and Switzerland. Domestic Hungarian demand is supported by other tools — SZÉP cards and health funds (see part 4).

Architecture and interiors

The three-storey building refers to Hungarian houses with veranda galleries: long balconies and terraces face the lake and the park, and every room has its own outdoor space. The low massing and large green areas let the building blend into the lakeside landscape.

The garden concept draws on Japanese aesthetics and Zen: a stroll garden and the open-circle “enso” motif, repeated indoors in the lobby fireplace, mirrors and entrance door. The interiors follow principles of restrained, balanced materials and pauses between objects; the key elements are fire, water and stone. A still water surface sits at the centre of the lobby.

The interior team built the spaces on contrasts: soft and hard textures, angular and rounded forms, inside and outside. Natural cracks in the timber were kept and bound with copper rings as a symbol of healing. Shared spaces are meant to feel intimate and residential, so guests can both socialise and withdraw: during a programme they rarely leave the hotel, so the building and garden have to provide everything.

Rooms and suites

83 rooms and suites on three floors, all with a balcony or terrace. The company publishes six categories; the number of keys per category is not disclosed.

Building services and sustainability

The building is heated entirely by a geothermal heat pump, with underfloor heating in the rooms. In 2024 the hotel received LEED Gold certification — according to the company, the first hotel in Hungary to do so. The company describes energy efficiency, water saving, selected materials and daylight as part of the guest experience.

Drilling and installing the geothermal systems, year-round heating of two pools and five saunas, and complex medical equipment are significant items of both capital and operating costs. research estimate, not confirmed by filings

CapEx: the cost of the asset

Cost estimates rose as the project progressed. At the November 2021 announcement it was over HUF 8.5bn; in 2022 and at the opening, about HUF 10bn. In its entry for a 2025 national real estate competition, the company itself stated a total construction cost of HUF 11.1115bn. The book value of fixed assets at the end of 2024 was HUF 9.23bn. sources disagree

For a regional Hungarian market, €280–340k per key is a high capital intensity. Three factors explain it: generous public, medical and spa space (90 m² GFA per key, about 14.5 m² of it spa and water), geothermal engineering for LEED Gold, and specialised diagnostic and therapy equipment.

Funding structure

According to the press, the non-repayable state support under the Kisfaludy programme was HUF 2.5bn; the company confirms participation in the programme but does not state the amount on its page. In its competition entry the company described the funding as 25 % own funds and 75 % debt.

First year: revenue and occupancy

In just under 10.5 months of trading in 2024, net sales were HUF 337m (≈ €0.85m) — about HUF 4.1m (≈ €10k) per key per year, including rooms, food and treatments. That is about HUF 12,900 (≈ €33) of revenue per available room per day.

Using the price of a week-long package, the study estimated 2024 occupancy at below 6 %. We show a range: at an average spend of about HUF 265k per occupied room-night (opening package level) occupancy comes out at about 5 %; at about HUF 100k (a double room with half board on online channels) it is about 13 %. Either way, the first year ran at very low occupancy; in spring 2024 the press reported that the hotel stood almost empty. research estimate, not confirmed by filings

The study links this to three causes: a high entry threshold (packages of 4+ nights only), absence from the major online channels and sales only through the hotel’s own booking engine. All three were later changed (see part 4).

Loss, equity and the 2025 transaction

The 2024 loss was HUF 3.99bn on income of HUF 346m. Expenses in the opening year combine fixed operating costs (65 staff, year-round water heating, upkeep of 7,500 m²) with one-off or non-cash items: the start of depreciation on HUF 9.23bn of fixed assets, write-off of pre-opening costs, interest on debt and financial revaluations. The breakdown of expenses is not disclosed in the summary accounts. research estimate, not confirmed by filings

Equity fell from +HUF 1.86bn to −HUF 2.80bn. Under Hungarian company law such a loss of capital requires the members to recapitalise or restructure. Against this background the fund exited, and the new co-owner announced long-term ownership and a second development phase. Receivables rose 22.5-fold during 2024 to HUF 3.19bn; the study suggests intra-group settlements or escrowed funding, which the accounts do not specify. research estimate, not confirmed by filings

Accounts for 2025 — the first full year of trading and the year of the commercial pivot — are not yet available at the date of this study; they will show whether the changes to the sales model worked.

Commercial pivot 2025–2026

In 2025–2026 the sales model was rebuilt. A regular adults-only stay from one night without a mandatory medical programme was introduced alongside stays with a programme. The minimum length of the five medical programmes was cut to 3 nights, and 8 short modules from 2 nights were added (full check-up from 3 nights). The hotel joined the global online travel agencies, closed-membership luxury flash-sale clubs and specialised medical networks, and the medical centre opened to outside guests as LUMA by Melea.

Payments, health funds and loyalty

Tax-advantaged instruments play a key role in the domestic market. Stays can be paid with SZÉP cards of three issuers, and medical services with cards of four voluntary health funds. This lets Hungarian guests pay for check-ups, lab tests and physiotherapy from dedicated accounts.

  • SZÉP cards: OTP, MBH (formerly MKB), K&H
  • health funds for medical services: Prémium, Generali (currently cash only), Allianz Hungária, OTP
  • own loyalty programme: an instant discount on sign-up; the only discount that can be combined with seasonal offers

LUMA by Melea

LUMA by Melea is a medical and spa centre in the same building for guests who are not staying at the hotel. It is open daily 8:00–20:00 and sells, at the same prices, internal medicine consultations, lab panels, preventive screening, dietetics, infusions after a doctor’s consultation, aesthetic treatments, massages, physiotherapy and personal training.

For the asset this is a way to use the medical block and equipment independently of room occupancy and to enter the local private medicine market. The hotel’s medical spa manager heads the unit.

Medical model: method, diagnostics, programmes

The Melea method: six pillars and five phases

The medical concept is built on preventive and integrative medicine and on addressing risk factors for chronic non-communicable diseases — cardiometabolic, endocrine, neurodegenerative and musculoskeletal. The method rests on six pillars: nutrition, movement, emotional balance, medical health, therapeutic treatments and wellness. company data

PhaseContent
M — Metricslaboratory, genetic and biophysical mapping of the baseline
E — Evaluationmultidisciplinary interpretation of biomarkers, search for hidden deficits
L — Learningeducation: doctors’ talks, cooking workshops

Five programmes compared

The five medical programmes are bookable from 3 nights. The flagship is Prevention and Regeneration — the only one that includes the whole-genome test. Leadership Performance (“no performance without health”) replaces genetics with neuro-sensory recovery. Mental Health drops the vascular tests and infusions but adds a daily psychologist session, Nuvola and Welnamis. Effective Weight Loss is the only programme with three individually calculated meals a day and two InBody measurements. The Menopause Program has the widest hormone panel.

In addition to Hungarian. Launch general manager — Alfred Hackl.

The hotel takes part in the national longevity agenda: in October 2025 it hosted Hungary’s first Longevity Retreat, attended by founders of private preventive-medicine clinics, heads of medical groups and investors.

What is known about the evidence

Some programme elements — arterial stiffness assessment, skin autofluorescence, bioimpedance analysis, lab panels — are widely used in clinical practice as risk-assessment tools. For several technologies (intermittent hypoxia–hyperoxia, hydrogen inhalation, photobiomodulation, vibroacoustics, dry floating) individual small studies have been published; long-term outcome data are still scarce, and the effect descriptions on the hotel’s website are the position of the company and the manufacturers.

The hotel does not publish its own programme outcome data (for example, changes in guests’ biomarkers or weight).

Observations for developers and investors

  • A strong physical and clinical product: a new low-density building on 3.4 ha, LEED Gold and a medical block with a full diagnostic set and device-based technologies — rare for regional Hungary.
  • A capital intensity of €280–340k per key with 83 keys needs a high average spend and steady occupancy; the first year showed that a “long packages only, own channel only” model does not build volume in a regional resort.
  • The 2025–2026 pivot — short modules, stays without a programme, online channels, health funds, a medical centre for outside guests — is a standard toolkit for widening the funnel; its effect will show in the 2025–2026 accounts.
  • An open medical price list with modest lab and consultation prices makes medicine an accessible entry point and supports repeat visits from local clients.
  • The medical team’s language profile (English for the doctors, German only for the psychologist) does not match the expected German-speaking audience from Austria and Germany; the company had no export sales in 2024.
  • State support covered about a quarter of the cost; the rest came from debt and shareholder funds. For similar projects it is important to model pre-opening costs and the first two years of occupancy in advance.

Risks

Financial resilience

high

Negative equity (−HUF 2.80bn) and liabilities of HUF 14.37bn at end-2024; reliance on shareholder support.

Occupancy and demand

high

Implied first-year occupancy of about 5–13 %; no data yet for 2025. research estimate, not confirmed by filings

Foreign demand

medium

No German-speaking doctors despite the proximity of the Austrian market; zero export sales in 2024.

Reputational context

medium

Public debate about the state grant, the access road across hospital land and the past ownership structure. sources disagree

Service

low

Guest remarks on restaurant service consistency where meals are part of the medical programmes. research estimate, not confirmed by filings

Expansion

low

The second phase (a rehabilitation wing) will need new capital and medical permits.

Where data are still scarce

Not published: open prices for the five medical programmes and rooms, the number of keys per category, the 2025 accounts, the 2024 expense breakdown, the debt structure, actual occupancy and the share of foreign guests, programme outcome data and details of the medical licence. The spa area (≈ 1,200 m²) and pool sizes are from company and study data.
