Property, corporate structure and licensing
Property profile
SHA Mexico is the second property of the international SHA network and its first outside Spain: a medical wellness resort on the mainland Costa Mujeres coast north of Cancún (Quintana Roo, Mexico). It opened on 26 January 2024. Like the Spanish flagship in El Albir (operating since 2008), it combines a preventive and regenerative medicine clinic, an ultra-luxury resort and SHA Residences branded homes in one product.
The study looks at the property in two roles. First, as a development project: land, partners, design team, investment and the sale of residences. Second, as an operating resort-clinic: rooms, medical team, programmes and prices. In Mexico the group relies on something the Spanish property does not offer — a cellular regeneration programme that the company runs only here.

Latin America’s Best Wellness Retreat
2024–2026
Corporate structure and licensing
The project belongs to AB Living, the family group of SHA founder Alfredo Bataller Parietti. The group has three divisions: AB Wellness (the SHA brand and its medical method), AB Hospitality (hotel projects with international operators) and AB Properties (residential real estate). SHA Mexico and the future SHA Emirates sit within AB Wellness. The public face of the Mexican project is the group’s vice-president, Alejandro Bataller.
The clinic and bookings in Mexico are run by a local company, SHA Clinic Mexico, S.A. de C.V., incorporated in December 2019 — in the same weeks the Mexican project was first officially announced. The Spanish side holds Albir Center, S.L. (the group holding) and Albir Hills Resort, S.A.U. (the operating company of the Spanish flagship).

Address, site and the Isla Mujeres confusion
Public materials call the property ‘Cancún’, ‘Isla Mujeres’ or ‘Costa Mujeres’. All three labels are correct in their way: the mainland Costa Mujeres (Punta Sam) resort zone lies north of Cancún opposite Isla Mujeres island and belongs administratively to the municipality of Isla Mujeres. The resort itself stands on the mainland, on the Punta Sam highway, and was built from scratch.
Some travel reviews claimed that SHA had bought and converted an existing hotel on the island. For SHA Mexico this does not hold: it is a new build on a mainland plot. The confusion probably comes from the fact that AB Living did buy an existing hotel on the island itself, but for a different project — Almare, a Luxury Collection Resort operated by Marriott, which opened in 2024.

Operating model and team
The medical department at SHA Mexico is not an auxiliary hotel service but the core of the product: doctors build each guest’s programme and may restrict treatments when contraindicated. According to the team the company itself publishes, five physicians and a head of nutrition work on site (named in Part 4).
The operator’s job openings show the resort’s internal structure. In 2025–2026 the company was hiring a longevity and functional medicine physician, a senior nurse, an osteopath, spa therapists and a health optimisation centre receptionist, as well as guest scheduling roles (agenda planner, guest journey designer) and an assistant wellness operations manager. Separate roles — a director of sales for Mexico and the Americas responsible for revenue and occupancy, a senior accountant and a head of the academy — suggest the property is still in its post-launch commercial ramp-up. research estimate, not confirmed by filings
The clinic’s main operational product is a dense guest schedule from roughly 6 am to 9 pm in which consultations, diagnostics, treatments, therapeutic meals and rest are synchronised minute by minute. According to reviews, spa therapists are cross-trained across the whole treatment menu — from massage to radiofrequency devices and wraps — which reduces treatment-room downtime when schedules change. research estimate, not confirmed by filings
Reputation and guest feedback
The review profile is polarised, as with most strict medical resorts. On the major review platforms the average guest score is about 4.5–4.8 out of 5; independent concierge reviews are more reserved at about 3.8 out of 5, and field reviews rate service and facilities at about 8 out of 10. research estimate, not confirmed by filings
The gap is driven by expectations rather than hotel service quality: some guests come for a Caribbean beach holiday and find a clinic regime. Coffee is not served, phone calls in public areas are discouraged, there is no background music or entertainment, and the schedule leaves no more than three free hours in a row. For the operator this argues for clear positioning before booking. research estimate, not confirmed by filings

Project history
The project was announced in November 2019 with a 2021 opening. The pandemic pushed the schedule back, and the resort opened on 26 January 2024. In the meantime the group turned one resort into a cluster: St. Regis Costa Mujeres is being built on the adjacent plot, and three more resorts in Costa Mujeres and on Isla Mujeres were signed with Marriott.

Architecture and design team
The lead architect is the Mexico City practice Sordo Madaleno Arquitectos (founded in 1937). The building follows a twisting DNA helix — a ‘human genome’ concept. The wings step up from the shoreline towards the jungle: guest suites face the Caribbean, while treatment and consultation rooms look out over the mangroves.
Interiors are by the Alejandro Escudero studio: white marble, Mexican ceramics, natural wood, woven fibres and local textiles. Tiles and sanitaryware come from the Spanish manufacturer Porcelanosa and its Noken brand, including freestanding bathtubs on the suite terraces; the project was recognised as the best hotel project in the manufacturer’s industry awards. The tropical gardens, which keep the endemic flora, were designed by the landscape practice Maat Handasa.

Areas and key planning metrics
The marketed site area is 7 ha; early project documents say 6.6 ha, and the study gives an exact 66,800 m² (6.68 ha, 17.3 acres). The gross floor area quoted by the study from the design specification is 46,810 m², giving a floor-area ratio of about 0.70 — a low density consistent with the biophilic concept. research estimate, not confirmed by filings
The clinic area is disputed: 2021 materials spoke of a wellness and medical zone of about 6,000 m², while the study cites over 10,000 m² (more than 21% of gross area) with 100 treatment and consultation rooms. The room count is confirmed by the company; the area is not. sources disagree

Rooms and inconsistent counts
The hotel room count is stable: 100 ocean-facing rooms and suites in seven categories. The residence count varies: 35 in the opening press releases and in the group vice-president’s interviews, 37 at some tour operators and trade titles, 31 in a 2026 resale broker listing and 32 in one review. A likely explanation is that adjacent lots were merged into large duplexes and penthouses at buyers’ request and that some units move between the private pool and the hotel inventory. sources disagree
The second discrepancy is the size of the flagship suites. The company catalogue gives 175 m² for the Presidential Suite and 320 m² for the Royal Suite; booking systems show 225 m² and 640 m². The difference is open terraces, sun decks and private pools counted in the commercial area.

SHA Residences branded homes
Residences are handed over fully furnished — down to cutlery and linen. The package includes a fitted kitchen, wine cellar, pantry, laundry, a terrace with outdoor kitchen and fireplace, a private plunge pool, a parking space and storage, home automation and air and water purification.
Owners get a separate entrance, a private gym, a lounge and yoga areas, doctors, therapists and a chef on call to the residence, and the SHA Privileged programme with benefits across the network. Owners may place their residence in a rental pool managed by SHA and let it to clinic guests.
According to the group’s vice-president, all 35 residences sold quickly to international buyers before opening. Yet in September 2026 two 2-bedroom residences were listed at a developer price of $2.4 million each — either resales, or some inventory remains with the developer. sources disagree
The Costa Mujeres cluster
SHA Mexico is not the Bataller family’s only project here. The Mexican project was the starting point of AB Living’s alliance with Marriott: in 2022 the group bought the plot next to SHA and signed St. Regis Costa Mujeres (also designed by Sordo Madaleno), followed by three more Marriott-branded resorts. The model is the same: the Batallers invest in land and construction and keep ownership, while Marriott provides the brand and management.

For a property that sells silence and a ‘clinical’ environment, living next to active construction phases is a risk: guests need to be shielded from noise and dust from neighbouring sites. Reviews of new resorts on this coast record the typical teething problems of commissioning in a humid tropical climate — condensation and mould around air vents, noisy or failing air-conditioning and false fire alarms triggered by steam. research estimate, not confirmed by filings
Part 3 of 5
Finance, prices and unit economics
Capital expenditure and unit metrics
When the project was announced in 2019, an investment of about $150 million was reported; the final amount has not been disclosed. Taking that figure and a gross area of 46,810 m², the cost of construction and fit-out is about $3,200 per m², and about $1.1 million per key over 135 keys (100 rooms and 35 residences). For context, the wellness tourism market in Mexico is estimated to grow at about 13% a year. research estimate, not confirmed by filings

Capital recycling through residence sales
The project’s key financial mechanism is the pre-sale of branded real estate. If 2-bedroom residences of 256–290 m² sell for $2.4 million ($8,276–9,375 per m²) and the pool also includes garden homes, penthouses and duplexes of up to 800 m², selling 31–37 lots could have returned $75 million to over $100 million — between half and two-thirds of the budget while construction was still under way. research estimate, not confirmed by filings
Sold residences remain under SHA management through a voluntary rental pool and bring the clinic room revenue at $2,448–3,400 a night without the group carrying the upkeep of these units. Actual sales proceeds are not documented, and the 2026 listings call into question the claim that everything sold before opening. sources disagree
Revenue architecture
Monetisation is unbundled into three streams. The first is the accommodation rate ladder: from $550 a night in a Deluxe Suite to $3,500 in the Royal Suite. A pricier suite does not make the programme more intensive medically — it is a pure charge for space. The second is the mandatory health programme each guest pays for on top of the room: from $670 a day for Stay Your Way (from 3 nights) to $1,400 a day for Advanced Longevity (from 4 nights). In Spain the same Advanced Longevity programme costs €1,200 a day.
Stay Your Way is the commercial entry point: diagnostics and full-board therapeutic meals with no extra treatments or wellness credit, letting guests try the method without a strict seven-day detox. The third stream is add-on selling after the first medical assessment (Men’s Health, Women’s Health, Gut Health, Sleep Well, Quit Smoking, Health Optimization Check-up, Cognitive Boost) and individual treatments, plus fees to extend medical follow-up — about $350 for a 4-day and $550 for a 7-day course.
Three revenue streams
| Stream | What is sold | Range |
|---|---|---|
| Accommodation | room, suite or residence per night | $550–3,500 per night |
| Health programme | programme per guest per night, on top of the room | $670–1,400 per night |
| Add-ons and treatments | 7 add-on packs, treatments, extended follow-up | $350–550 per extension; add-ons on request research estimate, not confirmed by filings |
Room rates and programme fees
Rates below are for October 2026 in US dollars. The room rate is per night; the programme fee is per guest per night and excludes accommodation. A package price is the sum of the two times the number of nights: for example, 4 nights of Advanced Longevity in a Deluxe Suite for one guest is ($1,400 + $550) × 4 = $7,800.

The package price for one guest ranges from $3,660 (Stay Your Way, 3 nights in Deluxe) to $31,850 (Intensive Detox, 7 nights in the Royal Suite). The choice of suite moves the price more than the choice of programme: a Grand Suite costs 155% more per night than a Deluxe, the Royal Suite 536% more. With two guests the price per person falls, because the room is shared while each guest pays for the programme.

Booking terms and sales channels
Financial policy nudges guests towards early full payment. Bookings of 7+ nights made at least 45 days ahead get 10% off — on accommodation only, not on the medical part — subject to 100% non-refundable prepayment and one allowed date change. To protect the headline rate, the clinic uses non-cash incentives: in autumn 2026 a programme of 7+ nights comes with a complimentary immunity protocol worth €1,185.

Medical team
Unlike the Spanish flagship, the Mexican clinic publishes its team and the roles of its department heads. Five physicians work on site permanently — in anti-ageing, revitalising, regenerative, functional and aesthetic medicine — together with a head of nutrition. According to the company, the medical director is responsible for clinical leadership and the adoption of medical technologies.
SHA Mexico team (as published by the company)
| Specialist | Role |
|---|---|
| Dr Jair Olivares | medical services director, clinical director |
| Dr Andrea Márquez | head of the regenerative medicine unit |
| Dr Belegui Sánchez | head of the revitalising and hormonal medicine unit |
| Dr Mariana Riveros | functional medicine |
| Dr Ivan Wong | aesthetic dermatology |
| Nelly Gutierrez | head of the nutrition unit |
Both clinics are supported by the group’s scientific advisory board. According to the company, its members and roles are: cardiologist Guillermo Torre (cardiometabolic strategies), gynaecologist Jessica Shepherd (leads SHA’s Women’s Health Unit), stem-cell researcher Christian Drapeau (regenerative medicine), neuroscientist Emiliano Santarnecchi (leads SHA’s Cognitive Stimulation Unit and a brain modulation lab at Harvard Medical School) and preventive medicine physician Darshan Shah. SHA’s wider team also includes Vicente Mera, head of internal medicine at the Spanish clinic, and Óscar Mayorga, a cellular activation specialist. company data
Therapeutic nutrition
Nutrition is the mandatory foundation of every programme. The cuisine is plant-forward, seasonal, anti-inflammatory and mainly alkaline, rooted in macrobiotics; it aims to restore the gut microbiota and reduce metabolic load. Guests report no meat, dairy, eggs, refined sugar or coffee; drinks are cold-pressed juices, botanical infusions, therapeutic teas and filtered water. Earthy, unlike SHAmadi, serves wild seafood. research estimate, not confirmed by filings
To help results last after departure, guests attend cooking classes at the Chef’s Studio and receive a guide of about 70 SHA recipes. research estimate, not confirmed by filings

Cellular regeneration programme
SHA Mexico’s main medical difference from the Spanish flagship is the 4-day SHA Cellular Regeneration programme, which the company runs only at the Mexican clinic. According to the company, the regenerative medicine unit has a certified cleanroom, imaging and full chain-of-custody traceability of the cell product; cells are produced in GMP-certified facilities, and the programme runs with the authorisation of the federal health regulator. The unit is led by Dr Andrea Márquez. company data
Protocol as described by the company

| Nebulised | exosomes daily: 1 billion (days 1–3), 2 billion (day 4) |
| Local | ultrasound-guided infiltrations of MSCs and/or exosomes into joints and soft tissue, without general sedation |
| Day by day | 1 — consultation, body composition, blood panels; 2 — cytokine profile, antioxidant IV; 3 — infiltrations and infusion; 4 — review, cell quality certificates, recovery guidance |
| Follow-up | pre-arrival — history and biomarkers; 3 months — functional and metabolic review; 6 months — optional local booster; 12 months — repeat biomarker panel |
| Price | £12,489 per person sharing and £13,599 single (4-night package) |
The procedures require no general anaesthesia or bed rest and are combined with the resort’s other treatments; the main infusion is best scheduled on a low-activity day. The company describes early subjective effects within days and delayed tissue and immune effects over weeks and months, assessed at the 3-, 6- and 12-month checkpoints. Independent published data on outcomes of this particular programme are still limited. company data
Regulatory context of cell therapy
The fact that the programme is offered in Mexico but not in Spain reflects a regulatory difference. In the European Union, cultured allogeneic MSCs are advanced therapy medicinal products (ATMPs) subject to centralised authorisation, which effectively rules out their routine use in private wellness clinics. In Mexico the federal health regulator authorises the clinical use of cell products made in GMP-certified laboratories.
For a developer this is an observation about jurisdiction, not about the method: the range of medical services a resort-clinic can offer depends on the host country, and the same network may sell different medical products in different countries. The study does not assess the method’s efficacy.
Device-based treatments
Beyond cell programmes, the clinic is equipped with non-invasive biophysical devices. The list below follows the company’s and reviewers’ descriptions; session lengths come from the company’s packages and offers.
Technologies
| Technology | Session | Purpose as described by the company |
|---|---|---|
| Intermittent hypoxia–hyperoxia therapy (IHHT) | 45 min | breathing alternating hypoxic and hyperoxic air through a mask; mitochondrial training |
| Advanced Cell Regenerator (German device) | 50 min | biophysical table with gentle electromagnetic and frequency stimulation |
| Photobiomodulation and near-infrared thermal therapy | 20 min | red and near-infrared light exposure |
| Whole-body cryotherapy | — | short cold exposure in a cryosauna |
| Indiba radiofrequency therapy research estimate, not confirmed by filings | — | physiotherapy and recovery |
| Hydroenergetic detox capsule research estimate, not confirmed by filings | — | underwater hydromassage, chromotherapy and a seaweed wrap |
Digital monitoring and partnerships
Since May 2025 SHA has worked with wearable maker Whoop. Guests on a Leaders Health & Performance programme of 7+ nights in Mexico and Spain receive a tracker and a one-year membership: heart-rate variability, sleep, strain and recovery data are shared with the clinic’s doctors, who use them alongside diagnostics to adjust training and treatments. Under the partnership the data remain the guest’s property.
The second partnership is with the Tec de Monterrey university health system: patients referred by its doctors continue care at SHA Mexico while staying linked to their own physician (terms in Part 3).

Observations for developers and investors
- Replicating a branded method: the Spanish flagship became the template and Mexico the first replica with the same programmes, pricing architecture and role structure.
- Branded residences inside the clinic perimeter are a source of capital during construction and, through the rental pool, extra room inventory.
- A price premium for the North American market: the flagship programme costs more in Mexico than in Spain ($1,400 vs €1,200 a day).
- Jurisdiction defines the medical product: the cellular programme is available only in Mexico.
- The resort-clinic as a cluster anchor: the group is building internationally branded resorts on neighbouring plots around SHA.
- Capacity is set not by rooms but by physician hours and the 100 treatment rooms: hiring medical staff is the key operational task.
- Unbundling revenue into room, programme and add-ons is transparent to guests and lets the operator manage spend without discounting the headline rate.
Risks
Risk matrix
Clinical staffing capacity
highRevenue growth is capped by the number of qualified doctors and nurses; ongoing hiring of functional medicine physicians, nurses and schedulers confirms this. research estimate, not confirmed by filings
Tropical climate and building services
mediumHumidity and salt require constant control of dehumidification, ventilation and dew point; mould or noisy HVAC would undermine the ‘clean clinical environment’ positioning.
Neighbouring construction
mediumConstruction phases of the group’s resorts on adjacent plots may disturb clinic guests’ quiet and privacy.
Trust and add-on selling
mediumThe add-on model after the medical assessment requires strictly justified prescriptions; reserved concierge ratings amid dense schedules are a signal. research estimate, not confirmed by filings
Regulatory and reputational exposure of the cell programme
mediumThe key differentiator depends on Mexican authorisations and market attitudes to cell therapy; the evidence base for this specific programme is still limited.
Inconsistent data
lowResidence count (31–37), suite and clinic areas differ between sources; valuing the property requires developer documents.
Data still limited
Not disclosed: the final investment, the operator’s revenue and occupancy, headcount, the actual number of residences sold and the proceeds, and the exact clinic area. The Mexican operating company’s accounts are not public. Independent published data on outcomes of the cellular programme are still limited. The study will be updated as documents become available.
