Property, corporate structure and licensing
Property profile
SHA Spain is the flagship of the international SHA network: a resort in El Albir (municipality of L’Alfàs del Pi, province of Alicante, Valencian Community) where a five-star hotel and a registered multi-specialty preventive-medicine clinic operate as one product. It was opened in 2008 by entrepreneur Alfredo Bataller Parietti, who says the idea came from his own recovery through nutrition and lifestyle, including macrobiotics.
Over almost two decades the property has grown from a niche wellness retreat into a clinical platform with its own method, a three-destination network (Spain, Mexico, UAE) and branded residential real estate. According to the group, more than 70,000 people had followed SHA Method programmes by 2024. company data

The operating company’s activity code in the national classification is 5510 (hotels and similar accommodation).
Ownership and management
Founder and president: Alfredo Néstor Bataller Parietti, an Argentina-born entrepreneur based in Alicante; according to register extracts he is also the sole administrator of the operating company (re-elected in 2023).
Strategy and network development are led by Alejandro Bataller, vice-president and managing partner of AB Living Group.
The operating company’s governance comprises a sole administrator, an external auditor, functional directors and authorised representatives; mandates are renewed regularly, with the latest appointment notices dated 2024–2026. research estimate, not confirmed by filings
Trademarks and branches
The operating company holds a portfolio of trademarks: Sha, Esenza by Sha, Sharesidences, Shalud, Sha Skin Care, Shamadi Healthy Gastronomy and Michio Kushi (the name of the founder of modern macrobiotics), plus the trade name Sha Wellness Clinic. research estimate, not confirmed by filings
Besides the main complex, the company has three registered branches in Madrid — two in the Salamanca district and one in Terminal 4 of Barajas airport — used for representation and Esenza by SHA urban wellness centres. research estimate, not confirmed by filings
Medical registration
The health service was entered in the Valencian Community’s regional register of healthcare facilities in December 2008 as health services integrated into a non-healthcare organisation; the holder is the hotel operating company. This is the key barrier to entry: clinical activity runs within a registered list of 19 specialties.

According to the study, after the 2022 peak revenue fell by 6.64 % in 2023, EBIT by 19.42 % and net profit by 15.98 % (room renovation, the Mexico launch); in 2024 revenue grew by 10.49 % and net profit by 3.32 % with EBIT almost flat (−1.13 %). Core sales make up 94.07 % of operating income: about 6 % comes from ancillary streams (nutraceuticals, extra diagnostics, partner programmes). research estimate, not confirmed by filings
By revenue the operating company is number 7,335 in Spain (+183 places in the latest period, +1,511 over several years), 134th in the province of Alicante and 102nd in the hotel sector. research estimate, not confirmed by filings
Balance sheet 2023–2024: capitalisation, not decline
Change in balance sheet and P&L items in 2024, %
The fall in ROE from 42.49 % to 32.99 % (−22.36 % in relative terms) and in return on operations from 21.27 % to 18.63 % reflects capitalisation rather than weaker operations: retained earnings lifted equity by 32.83 %, assets grew by 13.15 %, borrowings fell by 6.03 %, and the equity share of liabilities is 5.24 pp above the sector. Asset turnover moved from 1.17 to 0.71. research estimate, not confirmed by filings
The OpCo / PropCo model
The share of non-current assets on the operating company’s balance sheet is 71.17 % below the hotel-sector average and fell a further 11.48 % in 2024 as equipment depreciated. The study concludes that capital-intensive real estate sits with the Albir Center (AB Living) holding, while the operating company works as an asset-light platform that converts medical demand into cash flow. research estimate, not confirmed by filings

Land market and location value
According to the study, the clinic has created a land-value premium in El Albir; it is named in the municipality’s 2023–2027 strategic tourism plan as the anchor of a luxury cluster. research estimate, not confirmed by filings
Vacant urban plots next to the clinic and the park are offered from €395,000 for 823 m² (about €480 per m² before construction); neighbouring estates on Calle Verderol sit on 1,000–2,332 m² plots with houses from 350 m². Room for extensive growth is limited by dense housing and the protected park. research estimate, not confirmed by filings
Architecture and floor areas
The five terraced buildings linked by bridges were designed by Uruguayan architect Carlos Gilardi, with the original interiors by designer Elvira Blanco Montenegro. The refreshed concept follows circadian design: natural light, minimalism, natural stone and wood, warm neutral textures — to support sleep and lower sympathetic tone.
Floor areas of the complex, m²
The medical and wellness area is given as anything from 2,000 to 8,000 m²: sources disagree.
The medical block holds more than 20 consultation and treatment rooms, functional training halls, and yoga and Pilates studios. research estimate, not confirmed by filings
Water circuit and public facilities
The hydrotherapy circuit has been rebuilt as a continuous contrast-temperature route: sauna, Roman and Turkish baths, cold plunge, hydrotherapy pool with jets, jacuzzi, water beds, foot baths, bio-thermal showers and an ice fountain. According to the study, access is by medical prescription. research estimate, not confirmed by filings
Public facilities: the SHAmadi healthy-cuisine restaurant, a library, cinema, art gallery, boutique and chapel. research estimate, not confirmed by filings
Accommodation
The inventory comprises 93 suites in the clinic complex, SHA Residences and a stand-alone villa. Even the 70 m² entry category is twice a typical five-star room — a consequence of long medical stays and in-room training equipment.

What is known about the evidence
We do not assess the effectiveness of the property’s medical methods. Several technologies in the line-up — intermittent hypoxia–hyperoxia training, photobiomodulation, whole-body cryotherapy — are being studied in clinical trials, but evidence for preventive and longevity indications is still limited and results depend on the protocol and the patient group. Stem-cell based protocols are regulated separately in Europe; the property describes their content and indications in programme descriptions rather than in published clinical data.

Recognition, risks and observations
Industry recognition
SHA Spain has won the World’s Best Wellness Clinic title at the World Spa Awards five years in a row, from 2022 to 2026. The awards are a vote by industry professionals and guests rather than a clinical accreditation, but they show the property’s position in the premium medical wellness segment.

Observations for developers and investors
- A medical registration inside a hospitality company is a working resort-clinic model: the licence sits with the hotel operator, and the list of specialties sets the product’s boundaries and barrier to entry.
- Package selling (accommodation + meals + programme from 4 nights) shifts revenue from rooms to the medical programme and lengthens stays.
- OpCo / PropCo split: real estate and residence development sit with the holding, while the operating company stays asset-light (according to the study).
- Large suites and residences follow from long stays, which drives gross floor area per key and CapEx.
- The branded method scales: Spain is the template for Mexico and the UAE; branded residences inside the clinic perimeter are a separate revenue stream.
- Refresh cycle: major renovations after 4, 6, 16 and 18 years of operation, with suites and spa refreshed in phases.
Risks
Risk matrix
Labour intensity
highAbout 2.86 staff per key and 80 % permanent contracts create a rigid fixed-cost base; in 2024 revenue growth of 10.5 % came with EBIT down 1.1 %. research estimate, not confirmed by filings
Land constraint
mediumThe site is boxed in by housing and the protected park: growth comes from deeper medical monetisation rather than new buildings.
Dependence on the brand and founders
mediumThe method, trademarks and management sit within one family group; scaling the network draws on the same management resources.
Regulatory envelope
lowThe clinic operates under its regional registration; new specialties and cellular protocols need separate approvals.
Where data is still limited
The financial figures in part 2 are not confirmed by annual accounts and are shown as research estimates. Occupancy, the exact medical floor area (sources disagree), the number of residences and the full medical team are not confirmed. If you represent the property and can share data, please contact us.
