FF&E, OS&E and kitchens: fitting out hotels, spa and medispa
What counts as furniture, fixtures and equipment (FF&E), operating supplies (OS&E), food service equipment (FSE) and medical devices, who specifies each, what it costs per key and per cover by class, how the supplier market is structured and how to procure without the usual omissions.

What belongs where
Six areas with different owners: FF&E is specified by the interior designer, OS&E by the operator, the kitchen by the foodservice consultant, medical devices by the medical planner. Each group has a unit of measure and the CapEx tree node it rolls up to.
What the property type adds
Spa hotels, wellness, medispa and health resorts differ from a hotel not in the price of a chair but in the set of groups: treatment rooms, wet areas, clinical casework.
Budget per key by class
International benchmarks: the range across published industry guides in the source currency, with the number of sources and the year. Sources use different bases (goods only, delivered, including OS&E) — shown next to the figure.
Pilot property, version A
The pilot's CapEx tree →FF&E in numbers
All sources of the bank converted into one currency: budget per key by class, the balance of furniture and operating equipment, item price distributions by group and the most expensive items. Aggregates only: suppliers and item names stay in the internal directory.

Budget per key by class: spread of the sources
Whiskers run from the lowest lower bound to the highest upper bound of the sources; the box spans the median of lower bounds to the median of upper bounds; the white mark is the median of the range mid-points.
FF&E and OS&E per key
Item prices by group: log scale
How many price-list items fall into each price interval. Red — prices of the Russian market, blue — prices in other currencies; the dashed line is the group median.
The most expensive item types
Median and interquartile range of the price per piece, log scale; only groups with at least three prices.
Where the FF&E budget goes
Shares of categories in a hotel FF&E budget — international benchmarks, range over the sources.
Item prices
Public price lists and industry guides: the range across the items of a group, with the number of items n. Quartiles from n of three or more. Price lists do not state a class; prices are catalogue prices on the collection date, without project discounts, delivery or installation.

Supplier landscape
How many suppliers we found by category and region: hotel and contract furniture makers, OS&E, spa equipment, healthcare furniture, kitchens, procurement agents. Names and contacts are not published — this is an internal directory; supplier selection for a project is part of consulting.
How to procure FF&E
Specification, samples and a mock-up room, lead times, freight and duties, installation and contingency. Figures are international benchmarks with the number of sources.
Budget structure and adjustments
FF&E budget estimator
Rooms by type and class, covers, spa treatment rooms and medical rooms give a budget range for FF&E, OS&E and the kitchen. Defaults come from the benchmarks in the chosen currency; where there is no source the line stays empty — enter your own rate.
How this section works
- Budget benchmarks come from published industry guides and surveys; the page shows the range, the number of sources and the year, without naming the sources.
- Item prices come from public catalogues with prices and published tender results; raw files are kept in our knowledge bank, and each site's rules for robots are respected.
- Suppliers were found in public exhibitor catalogues of industry trade shows and open lists; the site shows only their number by category and region.
- Medical devices, spa devices and fitness machines are not FF&E: they are in the equipment registry; kitchens and menus are in the F&B section; treatment rooms are in the cabinet registry.
Benchmarks and prices are for a concept and a financial model, not an estimate or a commercial offer. A project's budget depends on its specification, brand standards, region, exchange rate and delivery terms.
