Room stock: from investment to operations
The room is the main product of a hotel or resort. Here the room stock is built from bricks: a room type is a structural module plus added zones (bathroom, living room, sauna, treatment zone, terrace). The bricks give areas, bed spaces, construction cost per key, seasonal revenue, housekeeping and refurbishment. Teaching model, estimates and real data are labelled.
What the room stock means at each phase
Investment
How many keys of which type, which class, what it costs to build and equip a key, what revenue the room mix brings by season. Hotel deals are priced per key too.
Design
The structural module of a room, floor and corridor layout, bathrooms (including factory-made pods), wet and treatment zones in suites, accessible rooms, building services of every zone.
Operations
Occupancy and rate by type and season, guest flow for the spa and treatment rooms, housekeeping shifts, linen, refurbishment cycles of furniture and textiles and the reserve for them.

Choose the property type, class, number of keys and floor layout. The room mix is a teaching model; areas and cost are estimates of our cost-estimate engine.
Room areas by class and type
Area inside the room, m²: low, base and high. A villa's terrace and pool are shown apart.
Room wing cost per key by class
Construction, building shell, room furniture and equipment, operating supplies and soft costs — for the model wellness resort with 120 keys.
Model property: rooms in operation
A wellness resort with 120 keys: every room type fills and sells in its own way, revenue and guests change by month. Rates and occupancy are teaching parameters, not market data.
Real data: room stock of registry properties
How many rooms the resorts and sanatoria of our registry have, how many bed spaces per room; areas and price ratios of room categories from the properties' published price lists.
Room trends 2026
Dated facts as of 2026-10-31. Where data is thin, we say so.
- Branded residences keep growing: about 910 schemes worldwide by the end of 2025, 19 % more than a year earlier; most of them sit together with a hotel.
- Wellness and spa suites: sauna, steam shower, hydrotherapy tub and a treatment table inside the suite. There is no independent data on the rate premium of such rooms after 2016, so we do not publish one.
- Sleep rooms: full blackout, quiet, light that follows the day cycle and clean air. Healthy-building requirements move from offices into guest rooms.
- Factory-made bathroom pods: completed projects report 10–20 % shorter fit-out with cost close to conventional. These are builders' claims, not independent measurements.
- Room refurbishment: textiles and soft goods every 5–7 years, furniture and bathrooms in a full renovation every 11–14 years (2022 data).
- Occupancy-based control of room climate and light saves energy, but savings estimates differ several-fold — measure it at your own property.
